Terms & Conditions

• All bookings are confirmed only once payment has been received in full through M-Pesa.
• Prices are listed in Kenyan Shillings (KES); amounts shown in other currencies are approximate conversions for reference only.
• A unique booking reference number is issued upon confirmation.

• Guests are required to submit a valid government-issued ID for verification before receiving access details (door code, WiFi).
• ID verification is processed automatically through a third-party verification service. In some cases, the host may manually review and approve a booking if automated verification is inconclusive.
• Access to the property will not be granted until both payment and ID verification are complete.

• Self check-in instructions, including the door code and WiFi password, are provided once verification is complete.
• Check-in time: 1:00 PM
• Check-out time: 10:00 AM
• Check-out must be confirmed through the guest portal, including completion of the check-out checklist (lights off, room locked, keys in the keybox).
• Late check-out may be requested as a stay extension, subject to availability and additional payment.

Guests may request to extend their stay through the guest portal, subject to availability. Extensions are confirmed only once additional payment is received.

Laundry pickup service may be requested through the guest portal during an active stay. Laundry is charged separately from your room rate and is priced per kilogram: items are weighed at pickup, and you will be shown the total price and asked to confirm before any payment is taken.

• To cancel a booking, call the host on +254 704 393 189. Cancellations are handled by phone only and are not self-service through the site. This applies whether or not a refund is due, so the reservation can be removed from the calendar and the room freed up for other guests.
• A cancellation takes effect once the host confirms it on the call. The time of the call is the time that counts.
• Cancellations made at least 36 hours before check-in are eligible for a full refund.
• Cancellations made less than 36 hours before check-in are not eligible for a refund through the site. Please still call the host as soon as possible: a refund or credit may be offered at the host's discretion, depending on the circumstances.
• If you booked more than one room, call the host to cancel one room or all of them. The same 36-hour limit applies to each room.
• Refunds are processed manually by the host (M-Pesa or bank transfer, depending on how you paid) after the cancellation is confirmed. They are not issued automatically by the site.

• Maximum occupancy: 2 people per room. A group of more than 2 can book more than one room.
• No parties or events of any kind.
• No pets allowed.
• No smoking inside the property. This includes, but is not limited to, tobacco and bangi (marijuana). Any smoking of any substance inside the property is strictly prohibited.
• Guests found in violation of these house rules may have their booking cancelled without refund, at the host's discretion.

• The guest who booked the room is responsible for, and pays for, any damage caused to the property during their stay. This includes damage caused by anyone they allow into the room. If you booked more than one room, you are responsible for every room in that booking.
• Normal wear and tear is not charged.
• Please tell the host straight away, by phone or message, about any damage, breakage or missing item, and before you check out where possible.
• After check-out the host inspects the room. If there is damage, a missing item, or cleaning needed beyond the normal (for example smoke or heavy stains), the host will call you within 7 days of check-out to explain what was found and the cost, and may send photos.
• Compensation is settled directly with the host by phone call. The amount is the actual and reasonable cost of repair, replacement or extra cleaning, and it is paid to the host directly, as agreed on the call.
• If you disagree with a charge, say so on that call. The host will go through the photos and costs with you.
• Pamhok Homes is not liable for loss, theft, or damage to personal belongings during a guest's stay, except where caused by proven negligence on the part of the host.

• We only use the cookies and browser storage that are needed to make the site work. This is: your choice of light or dark theme; a short note in your browser tab that recognises you as a returning guest, if you ask to be remembered (it is cleared when you close the tab); and a note that you have dismissed the review prompt on your booking page. Our own staff pages also use a sign-in cookie.
• We do not use advertising, tracking or analytics cookies, and we do not sell your data.
• You can clear this storage at any time in your browser settings. The site will still work, but your theme and these notes will reset.
• If we ever add optional analytics, we will ask for your consent first and update this section.

Pamhok Homes may update these Terms from time to time. Continued use of the site or a new booking after changes constitutes acceptance of the updated Terms.
